NOTICE OF PENDING AFFIDAVIT OF SATISFACTION
1. I John Alex Doe, domiciling on the land located near 123 Any Street, Any-town, State, being dually appointed as Satisfaction Agent, acting for and with the authority of the land owner, named as Grantor in the mortgage deed recorded in AnyCounty Recorders office on page number 232, of book number 3009, hereinafter referred to as the ‘Security Agreement’ serviced by Abc Mortgage Company (the “Trustee”) 896 Any-road Anyplace,, commonly known as 123 Ez Road, and more specifically described as:
All that certain lot, tract or parcel of land situate, lying and being in the 17th G. M. District of Liberty County, Georgia, and being in the City of Macon, being known and designated as Lot No.169, Limburg Ridge Subdivision, Phase 4, as shown and represented on that certain plat of survey made and prepared by John O. Parker, Georgia Registered Land Surveyor No. 1850, dated December 2, 1992, and recorded in Plat Section H-105 page 1, in the Office of the Clerk of Superior Court of LIberty County, Georgia, said plat by specific reference is made a part hereof for descriptive and all other purposes. Said lot of land being bounded, now or formerly, as follows: Northeasterly by the right of way of Ivy Lane; Southeasterly by the right of way of Madison Drive; Southwesterly by Lot No. 170; and Northwesterly by Lot No. 882, all as show on the above referred to plat of survey


  1. I have reasonable grounds to believe that the real property described in the security instrument constitutes residential real property; and that

  2. The Name of Mortgage Company alleges to be a secured creditor; and that

  3. The mortgagee provided a payoff statement with respect to the secured obligation and that the mortgagee has received payment of the secured obligation in accordance with the payoff statement.

  4. The notice of satisfaction for the secured obligation does not appear on the record; and therefore

  1. I, as Satisfaction Agent, acting with the authorization of the owner of the real property described in the security instrument, intends to sign and submit for recording an affidavit of satisfaction unless, within thirty (30) days after your receipt of this notice that the secured creditor submits a satisfaction of the security instrument for recording; or unless

  2. The satisfaction agent receives from the secured creditor an Affidavit of notification stating that the secured obligation remains unsatisfied; or unless

  3. the satisfaction agent receives from the secured creditor a notification stating that the secured creditor has assigned the security instrument and identifying the name and address of the assignee;
